The City of Providence filed its first enforcement action under its ban on rent-setting algorithms against Audubon Capital Partners, alleging the firm used an algorithm to raise rents at 95 Lofts, a 59-unit building in the Jewelry District. Two renters alerted the city after being told their rent would rise 44%, from $2,554 to $3,684 a month on a 12-month lease. According to the city, property management told renters in writing that lease rates are generated by a dynamic pricing system. These are the city's allegations. The software's vendor is not disclosed.
